Dear all,

we would like to provide more information about the amendment of Golden Visa, which shall be implemented from 01/05/2023. 

STEP 1: Client shall sign a Private Reservations and Sales Agreement for the chosen property. So, YES the private agreement is good enough, no need to sign a pre Notary sales contract. 

STEP 2: the Private Reservations Agreement shall be legalized .  

STEP 3: SIGN A POA (power of Attorney)

Required docs that our client must have with him:

  • Passport
  • Document to prove the current address
  • Kinship certificate or birthday certificate notarized and legalized by a local Foreign Affairs Office of each person that is included in the POA draft
  • Certificate of employment in English including starting day and salary information, stamped by the company
  • Personal income tax records
  • Marriage certificate notarized and legalized if they are applying for a residence permit as family members
  • Dependent applicants: Copy of the residence permit or purchase & sale agreement of the Principal applicant
  • Copies of the above documents

Note: The POA is written in Greek, and since most of the clients don’t speak Greek, you must arrange the presence of an interpreter to accompany the client during signing. 

AMENDMENTS OF GOLDEN VISA IN 2023:

For the provinces in the North, Central, and South Athens Attica region, municipality of Thessaloniki, Mykonos, Santorini, the minimum investment is now at 500.000 Euros. 

Very importantly, under the new regime of 500.000€ , in the aforementioned areas, the investment shall totally be for One Property. 

Furthermore, in regards to the adaptive period, a Buyer and potential candidate of the Golden Visa, can still invest in any area of Athens (including Thessaloniki, Mykonos, Santorini) and invests 250.000€,  IF  s/he makes an advance payment of 10% of the agreed property price before the date of 30/04/2023, and simultaneously s/he signs a private reservation agreement with the lawyer certifying this private agreement. 

Additionally, we would like to recall that an investor is allowed to proceed with the signing of POA in their country of origin, without visiting Greece, at a) the Greek Consulate , and b) at any foreign public notary, provided that the power of attorney (POA) is certified with the Apostile Stamp or legalized by the Greek Consulate.

Furthermore, a very important note about the Money Transfer for the Property Purchase in Greece, please remember :

Client/ Buyer must pay via a personal bank account direct to Seller’s bank account.  Also, ‘first-degree’ relatives can pay on behalf of the Buyer with the same way.
